Commercial Property

Start with the valuation basis.

Commercial property coverage addresses insured physical property under the causes of loss and conditions in the policy. A purchase price or loan balance is a different measure from reconstruction cost. The review should identify which value the submission uses.

  • Replacement cost or actual cash value, and the supporting valuation date
  • Building schedule, ownership entity, and lender wording
  • Coinsurance conditions and any agreed-value provision
  • Ordinance or law terms, including demolition and increased construction cost
  • Water, flood, and earth-movement exclusions or separate arrangements
Business Interruption

Read the income form with the property form.

Business interruption coverage is conditional. A typical property-linked form requires damage from a covered cause before it addresses lost income. For a building owner, the review needs to establish whether rental value is included and how the restoration period is defined.

  • Rental-value treatment and the income worksheet behind the limit

  • Period of restoration and any extended income provision
  • Extra-expense wording and separate sublimits
  • Ordinary vacancy or unpaid rent distinguished from insured interruption
Commercial Umbrella

Check the attachment before adding the limits.

Commercial umbrella insurance adds liability limits above the underlying policies identified in its schedule, subject to its own terms. Missing underlying insurance, mismatched entities, or an exclusion can leave a gap even when the requested total limit appears on a certificate.

  • Underlying policy names, periods, and required limits
  • Named insureds and insured locations across the layers
  • Follow-form language and umbrella-specific exclusions
  • Retained limits and any self-insured retention
  • Lease or lender requirements compared with actual policy wording
