We check what changed before shopping the renewal.

We work through changes at your buildings and update the submission before requesting terms. That gives the insurance market a current account of the property.

Printed building-detail photographs are reviewed at a wooden desk.

A different use of space

We describe tenant use, vacant areas, and renovation work when seeking property cover.

A different cost to rebuild

We check the basis of your building values and account for completed improvements in the submission.

A different responsibility

We examine changes to ownership or financing and check the interests described in the proposed insurance.

Cover the building and the income it earns.

We compare physical damage and rental-income terms, then check how the umbrella policy sits above your underlying liability cover.

We prepare the property submission

We work through your buildings and ownership structure, then assemble the information needed to seek property insurance terms.

We shop the insurance market

We request proposals based on the current account and handle the market follow-up on values, occupancy, and insurance requirements.

We recommend with the wording in view

We explain the differences in building and rental-income terms, check the umbrella conditions, and recommend an option with the price and exclusions clearly stated.

Let us shop your property insurance.

Talk property insurance

Insurance for ownership and management.

We examine the cover each role needs, from the owner’s building and rental income to the manager’s responsibilities under the agreement.

We read the policy behind the certificate.

We check the forms and endorsements against the insurance provisions in your leases and loan documents. If the proposed terms leave a requirement unresolved, we explain it and follow up for an answer.

Get your insurance started

What we establish before seeking terms

Ownership
We identify the owner of each insured building.
Occupancy
We describe the occupied and vacant areas accurately.
Timing
We account for the renewal and transaction dates.

Each building gets a current insurance description.

A San Francisco property portfolio can include an occupied building and another with a vacant floor or renovation underway. We describe each location separately when requesting insurance. We then check vacancy and construction conditions in the proposed terms, so you can see how the policies treat the differences between your buildings.

Understand our approach

Answers about building and rental-income cover.

Learn how rebuilding values, rental-value conditions, and umbrella insurance affect a property account. We apply these distinctions when comparing your options.

Which building value should we use for insurance?

The submission needs a value suited to the policy’s valuation terms. We help establish how your reported figure was calculated and check it against replacement-cost and coinsurance provisions. A market appraisal or loan balance measures something different from reconstruction cost.

Does interruption insurance replace every missed rent payment?

No. Rental-value coverage depends on its insured event and policy conditions. Tenant nonpayment or an ordinary leasing gap does not become a covered interruption simply because rent is lost.

Where does ordinance or law coverage fit?

It addresses specified costs associated with enforcement of building requirements following a covered loss, when included. We compare the limits for undamaged portions, demolition, and increased construction costs when reviewing property proposals.
